RULES

The spirit of "La Finca" that guides all rules.

The purpose of this project is threefold:

  • A peaceful community: Created for those who want to live in harmony with the principles of Dhamma. La Finca aims to foster conditions for harmonious living, the practice of Vipassana meditation, and observance of these five precepts:
    1. To abstain from killing.
    2. To abstain from taking what is not given.
    3. To abstain from inappropriate sexual conduct.
    4. To abstain from lying and slander.
    5. To abstain from intoxicants.
  • Protection for Dhamma Makaranda: Ensuring that neighbors are aware of the center's mission and activities. Residents seek peace for themselves and for others, so La Finca establishes rules for a respectful coexistence with a meditation center.
  • Funds for dhamma growth: To support the development of Dhamma Makaranda. All profits from the first sale of lots will be donated to the Vipassana Association of Mexico.

· The lots will be offered to old students by old students. To preserve this spirit, the lots will be sold for the first time exclusively to people who have completed at least one ten-day course in the tradition of S.N. Goenka.

· Neither "Asociación Vipassana de México AC" nor the teachers have any responsibility in “La Finca.” While the objectives of La Finca align with the ideals of Vipassana, it is important to clarify that there is no legal connection or shared decision-making between them or with the assistant teachers.

Limits and conditions for construction.
  • Maximum height: Buildings may have a maximum of two stories.
  • Setbacks: A three-meter setback from all property boundaries must be respected, with no construction within this area.
  • Walls: The maximum height for solid (non-living) fences is 120 cm. The only exception is the outer boundaries of La Finca. There are no restrictions for fences made of plants or trees.
  • Wiring: All wiring (telephone, electricity, etc.) must be underground.
  • Septic system: Each lot must have its own septic system.
  • Water storage: Each lot must have its own water storage system. A rainwater collection system is recommended.
Noise moderation to protect courses.
  • During courses: No loud noises (e.g., outdoor music, lawn mowers, etc.) are allowed.
  • Construction: Use of noisy equipment is allowed only when courses are not in session.
  • Vehicles: Motorized vehicles may only be used for entering and exiting, not for recreational use inside the property.
  • Protecting the courses: If requested by a Dhamma server (manager, teacher, etc.), any activity that disturbs a course must be suspended.
Rules regarding residential use and subdivision.
  • Residential: The primary use is residential. Any other use requires permission according to the rules of La Finca and the Ejido.
  • One house per lot: Only one house may be built per lot. Small additional structures are allowed.
  • No subdivision: Lots may not be subdivided.
  • Joint ownership: Joint ownership of a lot is allowed, with a shared house for several individuals or families.
Rules to ensure good coexistence with pets.
  • Pets allowed: Pets are permitted. Owners are responsible for ensuring their animals do not cause problems for neighbors or especially for Dhamma Makaranda.
  • Movement restrictions: Owners must prevent their pets from roaming freely onto other properties.
  • Large animals: Farm animals such as horses, cows, sheep, goats, or pigs are not allowed.
Minimum rules for community self-governance.
  • Ejido property: Individual lot owners have full ejido property rights. They may sell, rent, or inherit as they wish.
  • Obligation: Any new owner must fully comply with these rules and those of the Ejido of San Bartolo.
  • Responsibility: Owners are responsible for ensuring that their tenants or guests follow the rules of La Finca.
  • Adding rules: To add rules or resolve issues not covered here, 9 out of 14 votes (one per lot) are required.
  • Changing rules: Unanimous consent of all 14 votes is required to change these rules.
  • Administration: La Finca is not formally established as a condominium; internal administration will be determined by agreement among the owners.
